











Siebel’s Department Store;
The Bank;
Lincoln Highway and Brick Street Historic District

Siebel’s Department Store Conversion:
This was a unique project using historic tax credits to provide market-rate apartments on the second floor along with commercial, restaurant, and enclosed parking on the first floor. The corner building was constructed for the International Order of Odd Fellows; when Siebel’s Department Store ran out of sales space on the first floor, an addition was built to the north. At the time of purchase there was a home finish store (paints, cabinets, countertops) that was not really doing downtown Woodbine a service. The Odd Fellows had long dissolved, so that portion of the building had been unused for many years. The photos best show the incredible transformation that occurred to this primary intersection of Main Street once the renovation was complete.
The Bank:
At the same time Siebel’s was being renovated, the building catty-corner across Main Street also was given new life in the steady hands of the Arch Icon team. Housing on the second floor and back and side sections of the first floor was recreated thanks to the use of Low Income Housing Tax Credits along with state and federal historic tax credits. The building Owner, a long-time realtor for the area, received a revitalized and modern office area, to boot!

Yeah, it’s a mouthful, but it was the terms that were arbitrated in order to enable other businesses to make use of historic tax credits, as well as memorialize the very important role Woodbine played in the growth of our nation.
